Located at the base of Camelback Mountain, east of the Biltmore, you will find a stretch of well-kept homes on large lots in an area known as Arcadia. Built on former citrus groves, Arcadia is known for well-irrigated, mature landscaping, and a vastly different feel than you find in most Phoenix/Scottsdale neighborhoods. Several yards prominently feature orange, lemon and grapefruit trees as reminders of the areas past and desertscape laws are few and far between. Arcadia does not have specific geographical boundries, and can vary greatly depending who you ask (and what neighborhood they live in!).

As a general rule, Arcadia is bound by 44th Street to 68th Street and from Camelback Road to Indian School. However, it is not uncommon for Arcadia to be grouped with areas to the south and west of these boundries. The population of Arcadia is somewhere around 12,000 (once again depending on the boundries), while the median age of residents is 40, and the median household income is $92,401. When looking for homes for sale in Arcadia, you’ll find a variety of homes from remodeled estates to original homes in need of rehab. Arcadia features a wide variety of architectural styles, from 4- to 5-bedroom ranches to more traditional southwest pueblo-style homes dating to the late 1920s and early ’30s. Homes in Arcadia command relatively high property values although there are still many opportunities to purchase homes that have yet to be updated.
